Hi all,
Has anyone recently received any cancelations of valuations for Defence Housing owned properties at all or received any correspondence in relation to cancelling such valuations? Thanks
October 15, 2024 at 8:21 am #24130Hi Dajana, Yes Penrith received around 12 cancelled properties in this week Supp List. I have asked VG to advise why this has occurred. I will update with a response. Lauren
October 16, 2024 at 8:54 am #24134Hi Lauren, we have also asked the VG why and are waiting for a response. I will let you know once we hear back. thanks,
October 16, 2024 at 11:30 am #24136Hi Dajana, yes we’ve just received 14 cancellations in our latest list (11th October). I haven’t asked the VG yet, but I will do now that I know there is an issue and both of you have emailed them.
October 16, 2024 at 2:07 pm #24140Hi everyone
Have been aware of the VG removing valuations that are not required for rating purposes for a while now. Valuations required for ex-gratia rates are now made under Section 9A of the Valuation of Land Act and if you require replacement values I believe you can still request them.
I have asked the Secretary to include this item on the next RP Executive Committee agenda for discussion with the Valuer-General.
Hope this is helpful, let me know if you need any further assistance.
Regards,
AndrewOctober 17, 2024 at 9:50 am #24142Hi Andrew
The Valuer General has now issued a response advising that the values will be removed from the Register of Land Values from 1/7/2024 however the cancellations have come through a current supplementary issue cancelling values with base date 1/7/2022. This does not seem to be consistent.
Also, in our case they have cancelled values for Crown owned properties that are leased for private purposes. These properties should be rateable. Is there something I may not be aware of?
October 29, 2024 at 3:27 pm #24204Hi All,
The Hills also received notification of cancelled valuations in letter dated 22/10/2024, and they were in our Supp List 26/10/2024. It says we need to inform them by 31/10/2024 if request 9A val, and they will provide a quotation and letter of agreement to Council (and we must sign this letter of agreement) before the “valuation process begins”.
Like Dajana it also says starting 1 July 2024 valuing year, and ours were rateable as leased for private purposes (already paid in full).
This was raised at RIGWA, and Andrew has put for next RP exec meeting… will wait to hear more but I’ll put request in interim for 9a valuation to see what quotation $ is.
November 1, 2024 at 10:10 am #24219We have received same cancellations (38) at Shoalhaven with corro referring to 01/07/2024 valuing year. FYI
November 8, 2024 at 3:41 pm #24325To give an idea of rough expense, we’ve just received a quote of $8.7k (inc GST) for 49 lots. Happy to provide more info if it’s of interest.
November 8, 2024 at 4:32 pm #24326Hey Chad, are any of your 49 lots for housing (and leased for private purposes)?
November 8, 2024 at 5:32 pm #24330Hi Cherie, all are residential lots owned by Defence Housing, which we interpret as being leased for private purpose. There was one more lot pending cancellation owned by the State of NSW which was non housing and not ratable.
November 20, 2024 at 9:22 am #24412Liverpool received 462 cancelled valuations in relation to Defence Housing properties. I sent a few stern emails to the VG’S and the reposnses were poor. Tracy Walsh from the VG’s rang me and her reponses were totally inadequate. I have made the decision to leave them in our records and not cancel them. We are not due for new valautions for a 18 monnths. I will leave them in until at least then and just advise our audtiors of the difference in the reconciliations.
