car yard service repair centre – dominant use

      Hi guys
      Seeking your thoughts on classifying the large style car dealerships, e.g. Toyota, where aerially the site is say 50/50 car yard V service repair workshop; how are you going about determining dominant use?
      Does the Industrial 1(a) repair/workshop component trump the car sales component, because activities in the repair workshop are thought to be more intensive than the car sales component? Noting the Industrial component is a higher use in the ESFR elimination heirarchy.
      I’ve got a hazy memory that we covered this example in FESL 2017 … could someone refresh me please (we have a strip of large car yard service centres). Thanks in advance.

        Hi Cherie

        I would apply the INDNV code as the land meets the criteria of being a mechanic workshop as defined in appendix E. Also, to be classified as commercial the manual says ‘If land cannot be classified under one of the other property sectors it is to be classified as Commercial Land.’

        I agree that the nature, extent and intensity of use would align more closely with the mechanic/workshop than the sales area.
