Classification of Business Assessments with a Residence

      Hey everyone

      Hope your classifications are going well.

      Can I please get your opinions on this one…
      We have about 100 business assessments that have a residence within the building. Although we rate them Business, we give them a domestic waste service for their tenant.

      Now if they didnt have a tenant and the property was all commercial then obviously it would be COMNV, but because they have a tenant I am assuming it should be RESNV in accordance with Sec 3.4 of the manual (pg 19)??

        I think – If Council rates a property Business then the dominant use would be business and this land should be ESF categories as COMNV unless these properties are rated as mixed developments and then Columns O & P in the Template would come into play as apportionment % according to the VG valuations?

        what are everyone’s thoughts

          Hi Rachelle

          The info on Page 9 of the manual 2.2.3 and 2.2.4 talks about dominant use so wouldn’t that make your properties COMNV as the dominant use?
