Hunters Hill have a few waterfront leases that are rated separately, needless to say I am a bit confused as to what to classify these as. I am thinking they could be either COMV or COMNV.

Good question, a couple of tests I think need to be considered.
* Are they used as part of neighbouring residential land or commercial land?
* Do you know the nature of the leases, if you have a copy of the lease it might help to determine this.
* Are the leases from a government entity, if so are they for value or just peppercorn?
