Well I’ll be the first to ask a classification question….
Industrial – attachment D
What is the difference or people’s interpretation of 4 and 24?
And do retail service stations fit into 24.
Being in a regional area, my interpretation of ‘bulk’ and metropolitan’s interpretation of ‘bulk’ could vary.

Industrial – as they do store gas and/or fuel as well as sell those products.
Also, many have workshops attached (which are specifically defined in 1(a) as being industrial).Ken
October 26, 2016 at 4:05 pm #19508I have just received some answers from Treasury to questions I asked regarding the ESPL –
(A) The manual talks about Bulk fuel storage e.g. a fuel depot or oil terminal but does not specify a service station or garage. Are petrol stations to be classified commercial or Industrial?
ANSWER from Treasury-Petrol stations should be classified as commercial
(B) Is a petrol station that sells only petrol with a small shop to be classified the same as a garage with mechanics and vehicle repair workshops?
ANSWER from Treasury- This would also be classified as commercial, and we anticipate the regulations to reflect this.
The ESPL category for a Retirement Village?
ANSWER from Treasury – Retirement villages (whether operated by a commercial entity or PBI/church/charity) should be classified as Residential for the purposes of ESPL. We anticipate this to be discussed in the regulations.
October 26, 2016 at 4:25 pm #19507Thanks Chargie…….so the little owner-operated mechanics workshop (1.a definition) with little of no fuel on site will be paying a higher rate in the $ than large servos run by the multi nationals, with thousands of litres of fuel on site and all their associated hazards attached to that storage……..hmm!

November 9, 2016 at 10:58 am #19498I have posted a question on the above link querying definitions in 1.a of industrial – Motor vehicle repair facilities/ workshops/ garage are not true industrial categories. General purpose factory that is used for manufacturing and assembly on a large scale is def Industrial, but the local garage/mechanic/smash repairer are usually only servicing/repairing cars and are not producing any goods on a large industrial scale. They are more commercial/retail operations in nature and should be categorized as such.And would make categorizations of industrial/commercial properties a hell of a lot easier for Councils
November 22, 2016 at 12:47 pm #19497I’m GOBSMACKED! seriously???? On page 43 of the latest release Manual, Under ‘Definition of Public Benefit Land’ Item 12 – Retirement Villages operated by a religious organisation or public benevolent institution.
Then Treasury says THIS????
