MDAF & MUAF

      Hi all

      I have a property that has both a residence and preschool located on it. I enquired with Property NSW in regards to providing a MDAF for rating. I have been advised the property is not eligible for a MDAF as they are not to include sites with multiple buildings – with each building having a separate use. In addition to this the separate occupancies/buildings on this lot also do not meet the criteria to be valued separately – per Valuer General policy on valuing separate parcels. However the property does qualify for a MUAF currently only used by OSR for land tax purposes. From my understanding I believe MUAF factors are unable to be used for rating however can I ask do any Council’s use them for determining the dominant use.

        Jeanette,
        It becomes a dominant use issue.
        You have to determine what factors(such as area, intensity of use, rental returns, etc) are to be used.
        MUAF could also assist in your determination.
        Also be aware of your Council’s policies in encouraging these types of developments to exist in your area and where they should be located.

            We have been provided with MUAF for a property that has a residence and glamping tents.
            I assumed the % would apply for rating but looking at the info above it appears that is not the case?
            Can anyone give me any further detail on MUAF vs MDAF please? Can MUAF only be used to determine dominant use and not for mixed rating?
            This owner is very difficult so any specific legislation you can point me to would be most appreciated.
