      Hi guys,
My apologies if mixes have been discussed already – I’ve missed it if it has.
For the classification of MDAF properties do we just call the dominant use based on the MDAF percentage?

eg: A ppty with a MDAF of 30% will get a classification of Residential. And a ppty with a MDAF of 85% will get Commercial?

      Thanks in advance,

      Regards
      Cherie

        Hi Cherie

Two ESPL classifications can apply in the case of a property that is mixed development.

The same apportionment factor that is used for rating is to be used for purposes of the ESPL, dividing the land value between a Residential component and a second ESPL classification.

        Cheers
        Robert

          Thanks Robert!
Glad I asked for help on that one – I was going the other way …

            Good afternoon Robert & Cherie,
Are you able to check on that advice Robert?
I can’t see mixed development discussed in any of the release notes except where it says that “land parcels should be classified based on their dominant use”.
I have gone the way that Cherie was intending to go using the MDAF to determine the dominant use.
            Dave
p.s. I am pretty sure I sort advice on this matter (can’t remember of who) and was told that was the way to go.

Hi David, there is mention to it in the “Operating Procedures Manual for Local Government” that was emailed to our Council last Friday.

Anyone here with MDAFs using Authority? If so, any information on how to load the split ESPL classification would be really appreciated!
