My apologies if mixes have been discussed already – I’ve missed it if it has.
For the classification of MDAF properties do we just call the dominant use based on the MDAF percentage?
eg: A ppty with a MDAF of 30% will get a classification of Residential. And a ppty with a MDAF of 85% will get Commercial?
Two ESPL classifications can apply in the case of a property that is mixed development.
The same apportionment factor that is used for rating is to be used for purposes of the ESPL, dividing the land value between a Residential component and a second ESPL classification.

I can’t see mixed development discussed in any of the release notes except where it says that “land parcels should be classified based on their dominant use”.
I have gone the way that Cherie was intending to go using the MDAF to determine the dominant use.
