Pensioner Rebates on Section 603 Certificates

      Good Morning Everyone

      A quick question on Pensioner Concession rebates and how the details are included on Section 603 Certificates.

      Is just the amount of the rebate granted shown on the Certificate that is issued?

      Or does your Council include a clause in indicate that a portion of the rebate will be written back onto the rate account following the settlement/transfer of the property.

      Would be interested in receiving comments/feedback on this matter.

          We include a clause regarding how much will be written back and refer to it as a percentage of the rebate proportionate to the number of full quarters remaining.

          Our experience is the majority take it into account. Some have difficulty working out the write back (and then settle on the quarter to make it easy). Some don’t bother to take it into account ( a small minority)

          I like it cause at least we have made the statement on the cert and have something to refer back to.

            We include the following clause:
            “Pensioner concessions shown on this certificate are subject to write-back upon sale of the property or cessation of pensioner’s eligibility. The entitlement ceases on the last day of the quarterly instalment period during which those circumstances occur.”

              Hey Trev,
              We include this
              “Pensioner rebates are subject to the owner being an eligible pensioner for the whole rating year. Should eligibility cease for whatever reason or the property is sold, the entitlement to the reduction ceases on the last day of the quarterly instalment period during which these circumstances occur. In addition the amount of the reduction for the remaining quarters becomes due and payable.”

                Hi Trevor, we include this notation on ours
                ‘Pensioner rate rebates will be cancelled proportionate to the number of full financial quarters remaining upon the transfer of ownership of a property.’ & when they phone for an update we provide them with the dollar amount to be written back as we get allot that don’t seem to be too sure about how many quarters there are in a year (not joking :)).

                  Morning, as per the above we include a notation however we include a statement along the line if the new owner is entitled to the rebate to contact council.

                    Thanks for the feedback and sample certificates that have been sent through to me.

                    Really appreciate the assistance as it has highlighted that our Section 603 certificate needs a bit of tweaking to improve the current level of information we include.
