The VG is in the process of transitioning to VAL-IQ and has a sign-on portal clearly visible on their website – this portal is not yet ready for councils to register and use.

The request is still pending along with lots of splits, amalgamations and other issues.

Back in December, I requested Lake Macquarie City’s data and have since followed up several times with Land Data Value NSW. Yesterday, I received confirmation that our Section 585 attributable review has now commenced.
At the same time, we are undertaking a revaluation (base date 1 July 2025), and I have identified that our supplementary list total land values are not reconciling to the Valuer General (VG) totals. This discrepancy is also present under the base date 1 July 2022, prior to uploading the revaluation.
The only time I have previously encountered this issue was when the VG experienced data processing problems and certain workflows were not included in the supplementary listing for the relevant month. I have contacted the VG again seeking clarification; however, I am not yet receiving a response or clear explanation on this propblem.
I would appreciate hearing from any Councils who:
Are currently undertaking a revaluation (base date 1 July 2025); and
Have identified discrepancies between supplementary list totals and VG land value totals.
If you have experienced similar issues, I would be interested to understand:
The nature of the discrepancy
Whether it related to workflows not being captured
How the issue was ultimately resolved
I would also welcome any assistance from the NSW Executives Group if you are able to help facilitate clarification or resolution with the NSW Valuer General.
I look forward to hearing from other Councils on this matter.

We have had numerous issues with our reconciliations not matching VGs supplementary list totals and VG land totals since VGs have started their transition to Val IQ. We would recommend you reach out to Tracy Walsh at VGs. She has resolved a number of issues for us.
Some of the early issues were due to syncing issues between ValIQ and ValNet. And information not flowing between the two.
We are also doing GVal this year and had discrepancies in supps prior but worked with Tracy to get it right in an additional Supp provided the week before GVal was provided to us. As far as we know GVal is correct (properties match) but there are discrepancies in the 1st supp after GVal – we did a quick recco of the ons and offs and discovered a $1,500,000 discrepancy – 2 properties that had been cancelled by VGs had been made current again (not the first time – so we knew what to look for). This was fixed by VGs in the next supp list.
Some of the issues we had included:
– Cancelled properties made current again – giving a discrepancy on the totals page and the total value (without additional WF being provided to show why they were current again)
– a $11,700 discrepancy. A Work Flow was provided to us on the 9/9/25 Supp List – it was provided again on a 12/9/25 Supp List. The net result of the ons and offs of this WF = $11,700. This was the only WF we received on the 9/9/25 Supp List and it was given to us without the WF event being updated to 9/9. The date completed was 25/7/25 so it came through again with the data to Council event date showing 12/9/2025.
– long delays in new values for subdivisions and un-amalgamations. With the child records still showing as PROFORMA in ValNet with no values.
-Boundary Adjustment DPs had not been actioned at all – for some time the new DPs didn’t exist in ValNet.
– not really an issue – but some strata children were not provided in GVal ( we delete these anyways) – we think this is because in ValNet they are connected to the cancelled parent property and not the new SP record.
– multiple issues with stratas- not significant just annoying delays and weird non consecutive PIDs
– my final bug bear is having to submit address updates – and not being able to do these ourselves – its time consuming and sometimes your submission gets completely ignored.

Here at Lithgow we are experiencing problems as well.
We are also having a GVal this year.
Back at the start of December we noticed the LV totals did not agree with the VG totals. Difference of $220,000.
Email sent back at start of January. Response finally received 30 January 2026 after sending 3 follow up emails. Told it was reascertainment which had not issued on the supplementary list and we are working on a solution presently. In the interim we will issue an administrative advice. Still waiting for that to happen.
Moving forward. The VGs totals for the Supplementary List for 21 December 2025 are out of balance by $49.540.000. Nothing showing in the workflows list on Valnet (or whatever it is now called).Guessing it is reascertainments again. Will wait and see what they come back with.

Dubbo is also undergoing a GVal and having the same issues as everyone above – Tracey Walsh at the VG seems to be able to sort thru the discrepancy in LV totals and a least advise the issue – however our LV are still out as well (this is going to cause a modelling issue in the next few weeks)
