Requesting separate valuations from VG

      Afternoon all,

      Wanting to ask what experience others have had when requesting valuations from the VG.

      We have two separate childcare centres in an open space area of Council (which covers a number of lot/dp parcels). I have sent a request for separate valuations, and have provided separate areas for the centres, plus the area of the open space as a whole, but am now being asked to provide plans showing the calculated areas of the part lot requests, which needs to total the area of the original valued area (approx 2 ha). Our GIS officer is away so am in limbo for a while.

      Has anyone been able to request separate valuations without the needs to provide plans of the requested areas to be separately valued?

        I have found it quite a common practice for the Valuer-General to ask for plans and land sizes to be provided when requesting separate valuations.

        Have requested quite a few part lot entries for separately leased areas. Have always provided maps/plans as a matter of course as it tends to speed up the process.

        Couple of suggestions that may help.

        Not sure what your Council’s records are like. If you can’t get GIS to assist maybe there are site plans on file to show the buildings and surrounding curtilage areas for the childcare centres.

        Alternatively, if leases have been drawn and registered these sometimes have maps of the leased areas attached.

            Hi Jason

            I agree with Trevor and have used similar resources and would highly recommend sourcing the DA or any building plans from Planning. Depending on the age of the development you might be able to locate an old building application and calculate the floor area/footprint from these too.
