Small parcels of land

      Hi all
      As a result of a paper subdivision in the early 1900’s we have over 3,200 assessments for properties that are building sized blocks but they do not have a building entitlement & cannot be built upon most are in the non-urban area of North Arm Cove.

      The only allowable use under the zoning is some sort of agriculture, therefore we categorise them as farmland which is our lowest rate, the land values are all under $10,000 so their rates are around $350.00 per year. This is similar to many of the closed roads and other odd parcels we all have.

      They are all vacant land so under the FESL they would attract a base amount of $200 as farmland where a vacant block nearby in the village which can be built on is RESNV & would have a FESL base amount of $50. We have been receiving calls & emails from ratepayers who can’t understand why they have to pay so much more than other vacant land most are saying it’s unfair and they will not be paying the FESL, this is going to turn into a problem down the track.

      I have been discussing this issue with Treasury & hope to have a teleconference this week to discuss further. We would be interested to hear how others are dealing with these problem blocks & any ideas for a resolution.

        We have been having the same discussion her in the Snowy Monaro Region. Owners with multiple properties classified as farmland are going to be impacted heavily with FESL.
        Owners have made inquiries pertaining to vacant land and why is there no reduction of the FESL however other classifications do. Good point!
        We provide the relevant details and instruct them to contact NSW Treasury. To date owners are understanding that this is not being introduced by council, however after 1 July, I don’t believe this attitude will continue.
