So called …. 50/50 Rating

      Does anyone use 50/50 rating calculation? ie. The yield is obtained by dividing the the 50% total permissable yield by the total number of ratable assessments, and multiplying by the number of assessments in each sub-category. The remainder of the yield is obtained by by dividing the the total ratable LV,and multiplying by the LV for each of the sub-categories.
      The combined yield for each sub-category is then subjected to a base and ad-valorem amount.

        Hi,
        Yes we do this at Wollongong for our residential category. We calculated the expected permissible for residential and then divide it by 2 to come up with the base amount yield and ad valorem yield. we then divide the number of assessments on the base amount portion to come with a figure and divide the land value by the ad valorem portion to come with the rate in dollar.
