Hi all,
Just wondering how (or whether) people are identifying properties to be classified as DEVRES (that is properties under development as residential)?
Assuming using the DA register?
Where a PC is involved, we often don’t receive the CC and/or OC and our DA team don’t see it as their job to follow the PC up.

I think you will find that the only thing that needs the specified use as DEVRES is land that is categorised Business during the construction phase that will be primarily Residential when the Occupation Certificate is issued.
This requirement is a consequence of the Karimbla case and land that is under development should be classified COMNV but will become RESNV when complete.
You only need to classify land in its current state, so if currently under construction, then the property would be COMNV (if rated Business) then RESNV (if to be rated Residential) with a specified use of DEVRES.

If the land is under development and rated Residential and will be Residential units (strata) when complete the specified use of DEVRES needs to be added, the classification will be RESV.

The building department here at Junee are compiling the list for me right now.
I am lucky to have such a helpful and efficient small team of 3 part time staff in that area.
Yes, I presume they are getting the data from the DA register.

At the Hills area we have lots of residential lots that have been subdivided they are either (1) haven’t lodged DA to build residential dwelling or (2) DA has been lodged but hasn’t started construction yet or under construction. Question, can I include both scenarios as DEVRES?

Im struggling with DEVRES specified use….
If a parcel of land is classified as RESNV and is under construction, and will continue to be RESNV when building works are completed, is it required to have a sprecified use of DEVRES?
For example: a residential house has been demolished, no one is living on the site as its a construction site, a new dwelling will be built, does it get DEVRES as a specified use?

My assumption to this would be if it’s a residential land with a single dwelling on it later on it got demolished and build another single dwelling for residential purpose, the Emergency levy would charge the same and we don’t need to identify it’s a DEVRES. However if the parcel is under construction of becoming apartments the est. Emergency levy would be more for the resident(mainly developer) to pay. In this instance yes it will be DEVRES. Hope tomorrow’s meeting will cover this topic.
