Stormwater – selecting the correct charge and "service available"

      Hi all
      Northern Beaches Council is working through the rates harmonisation, we are looking to introduce a SWMC
      Former Warringah properties are not charged currently, but former Manly and Pittwater are being charged currently.

      I have a few anomalies that I seek your thoughts on:
      1 – The idea of “where a service is available” is being discussed. – is there any exemption for properties that drain to a body of water – eg into the harbour, or Pittwater or a national park, and not over a Council Reserve?
      2 – MDAF – ie part res/bus – what charge do you chose?
      3 – Non strata units – ie one DP, with a block of residential units – do you only charge 1 x $25?

      Any and all answers/ideas greatly appreciated

        Hey Lyndal … I hope you are well.

        I guess you’re working with a copy of the Guideline from (2007?) for this?

        1. Can’t really comment on this one not knowing your area … if you are not going to charge those properties where the ‘service is available’ then it would be best to put some clear policy/guideline around this.

        2. MDAF properties – we charge based on the MDAF split, i.e. if the Business % is dominant then we charge the property as if it is a business property and vice versa for dominant Residential.

        3. Yes, it is my understanding you can only charge 1 x $25 in the case of a non-strata residential flat building.
