Valuation Change under 14DD Valuation of Land Act

      Afternoon all,

      I’ve received a supp list valuation adjustment under 14DD of the Valuation of Land Act for base dates 01/07/2022 & 01/07/2026.

      Having never come across one before I was wondering how this should be actioned.

      The valuation was made 03/02/2026.

      The act states:-

      14DD Alteration of the Register
      (1) The Valuer-General is to make such alterations to the Register of Land Values as may be necessary for the following purposes–
      (a) to give effect to any reascertainment of a land value, allowance or apportionment factor,
      (b) to give effect to any decision on an objection or appeal under this Act,
      (c) to correct any clerical error or misdescription.

      My question is do I need to adjust for both base dates, or from the date the valuation was made?

      Any help appreciated.

        That should have said base date 01/07/2022 & 01/07/2025.

          Hi Jason

          Short answer – yes you need to make changes to any rates made in each base date.

          Long answer – Section 14DD refers to ‘alterations to the Register of Land Values’ for any ‘reascertainment …… allowance or apportionment factor’, ‘objection or appeal’ or ‘clerical error or misdescription’. Section 61 says ‘rating or taxing authority shall use any valuation list and any supplementary list so furnished by the Valuer-General as the basis of its rate’.

          Importantly you do need to refund any overpayment.
